General Contracting – “Lump Sum”

In this form of construction, the outcome of the bidding process is a fixed price bid, which includes profit and overhead. This traditional form of bidding offers the owner competitive pricing. The general contractor solicits bids from specialty subcontractors and puts the bid together using the lowest, qualified bidder’s quote. Because the project’s design and scope of work has to be completed prior to the project being put out for bid, the total time from design to finish construction can be longer than expected. The trade off is that the owner is protected from the risk of a price increase other than any necessary change orders.

Construction Management – “CM”

In this form of construction the contractor puts together a proposal that includes a fixed or variable fee that covers overhead and profit. The fee is based on the complexity and/or size of the project and is expressed as a flat dollar sum, as a percentage of the “definitive estimate” or is based on a sliding scale that takes into account the total project cost. If changes are made while work is being completed, cost increases and delays can occur. In most cases, the work is completed in phases and at negotiated prices.

Design Build

In this form of construction, the owner deals with one contract for all phases of construction: concept through design and construction. The contract amount will vary throughout the project based on the changes in design that are made. The fee is negotiated by the owner and the contractor and is based on the project size and complexity. Because contracts are negotiated prior to design completion, misunderstandings and delays can occur. This form of construction allows for changes in design as the project progresses and utilizes the contractor’s experience to improve project performance.

Pre-Engineered Steel

A detailed cost breakdown of the building components of your building is available at the click of a mouse. The end result is a less expensive, larger facilty, in a faster amount of time.
